Sparinvest Property Fund (SPF) was launched as one of the first global fund of real estate funds in 2006. SPF’s 11 institutional investors have committed a total of approximately EUR 480 million to the fund.

SPF adopts a core plus strategy aiming for a net IRR to investors of 8-10%. Through the underlying funds, SPF is prudently leveraged at approximately 50% loan-to-value.

SPF is now fully committed and has achieved a significant level of risk diversification:

• Exposure to almost 500 properties, leased to almost 5000 tenants, through 14 different top tier fund managers
• Investments in 20 countries through five US funds, six European funds and three Asian funds
• Exposure to more than five property sectors, with a main focus on retail and office 
• Approximately 15% of the capital still undrawn, providing diversification over time.
